At home and abroad
Each one with its risks on the page
Real estateSwiss real estate
Real estate crowdfunding in Switzerland: a share in selected residential and development projects, with smaller amounts than a direct purchase.
Real estateReal estate in Germany
Residential property in a large, transparent rental market — structured to build ownership over about ten years with little equity at the start.
Real estateReal estate in Spain
A seaside holiday apartment in the Valencia region — your own weeks in the sun, and short-term rental the rest of the year.
Real estateReal estate in Dubai
Off-plan apartments in designated freehold areas, paid in full or through a payment plan — with the option to resell around completion or rent out afterwards.
Real estateUS land development
Land in fast-growing US regions, bought, upgraded with development rights and resold to developers — selected by a data-driven partner.
Real estateReal estate in Bali
Two routes: a short co-investment in villa construction, or a premium apartment with professional rental management.
Real estateCare-home rooms in France
Own a room of 18–25 m² in a licensed care home for elderly people, let to the operator under a long commercial lease.
Direct, shared or contractual
Some routes make you the registered owner (Spain, Germany, Dubai, care-home rooms). Others give you a share in a project (Swiss crowdfunding, Bali villas, US land). The legal form decides your rights — so it is the first thing we check.
Foreign property, Swiss taxpayer
Property abroad is taxed where it stands and must also be declared in Switzerland. Currency, local rental rules and inheritance law differ by country. Each route is reviewed against your own tax situation before anything is signed.
Projected returns are partner estimates, not promises. They are discussed with the full documentation, all-in costs and risks — in writing, after the partner has assessed your situation. That protects you, and it is how Swiss rules intend it.
Five checks before we introduce a partner
Partner & track record
Who runs it, for how long, with which references and audited accounts.
Legal structure
What exactly you own, in whose name, and under which law.
All-in costs
Entry, running and exit costs — added up, in writing.
Exit route
How and when you can get out, and what happens if you need to earlier.
Fit in your plan
Size, horizon and liquidity checked against your pension, property and reserves.
“I only present an investment after I have understood how it can go wrong. If I would not explain it to my own family, it is not on this list.”

“No broken promises, but a clear and realistic opinion on the different markets and return possibilities.”Thierry Delacotte · client review on avantgarde-investment.ch
