Your mortgage renewal is a negotiation, not a letter.
Before you sign the renewal your bank sent, compare. A banking economist with twenty years in Swiss banks and real estate checks terms, structure and timing — the first 30 minutes are free.
- Several lenders compared, not only your current bank
- Fixed, SARON or a mix — structured for your plans
- Indirect amortisation through pillar 3a, where it makes sense

What is a better renewal worth?
Move the sliders. Switch to “Purchase check” to test the affordability of a property.
Simple arithmetic on the interest only, without compounding. Actual offers depend on your profile, the property and the market.
- Mortgage
- Loan-to-value
- Imputed costs / year
- Share of income
Typical Swiss bank calculation: imputed interest 5%, maintenance 1% of the price, amortisation of the second mortgage (above two thirds of the value) within 15 years; costs should not exceed about one third of gross income. Minimum equity 20%, of which at least 10% not from the 2nd pillar (Swiss Bankers Association guidelines recognised by FINMA). Each lender applies its own criteria.
Three things decide the outcome
Terms
Rate, margin and duration compared across several lenders — not only the bank that sent the letter.
Structure
Tranches, fixed versus SARON, and when each tranche ends — so you are never forced to renew everything at a bad moment.
Amortisation & pillars
Direct or indirect amortisation through pillar 3a, and whether pension money should go into the property at all.

“Twenty years inside banks, insurance and real estate taught me where clients lose money without noticing. My job is to show you — clearly, and before you sign.”

“Together we were also able to find the best provider for the renewal of my mortgage.”Damien Bayle · client review
What people ask before booking
My bank already sent a renewal offer. Is it too late?
Usually not. Until you sign, you can compare. Many renewals can be prepared up to a year in advance with a forward rate.
Can I change lender at renewal?
Yes — at the end of a fixed term you are free to move. The cost of moving is usually small compared with a better rate over several years.
How are you paid for mortgage advice?
By a fee agreed in advance or by a commission from the lender. Either way, it is disclosed before you decide. The mortgage contract itself is concluded directly with the lender.
Is the first call really free?
Yes. Thirty minutes by video or phone, no documents, no obligation. If there is nothing worth doing, you will hear that too.
